I write regarding the proposed development at Whiteside St, North
Ryde, and wish to lodge my strong opposition to it. Having
already written a detailed submission regarding the previous
incarnation of this development, I will keep this short. Minor
changes have been made (reducing height from 8 storeys to 6,
along with a set back to the 3 storey building) but these do not
change the essential unsuitability of this proposal.
It is still completely out of character with surrounding
dwellings which are a maximum of 2 storeys. Multiple high rise
developments are already being built on the north side of Epping
Rd from Herring Rd to Delhi Rd, taking advantage of proximity to
the train stations and these developments will add detrimentally
to an already overburdened road system. It is hardly necessary to
add even more on the south side of Epping Rd. This specific
development is poorly designed in terms of traffic in the area.
Allowing egress through David Ave was removed from the original
proposal due to unsuitability, and now has reappeared without
addressing problems of narrow streets which are already choked by
"rat runners" during peak hours. David Ave, PaulSt, Napier St and
particularly MacGregor St,are dangerous to navigate during the
day due to the large number of parked cars of workers at
Macquarie Park- even with parking restrictions. If traffic leaves
only through Whiteside St it is difficult for any drivers wanting
to head to the city or Lane Cove Rd.There is NO WAY to solve this
traffic problem! Basically the only answer is MEDIUM DENSITY to
reduce negative impacts.
Even with setbacks in the 3 storey building, this development
still encroaches on the established homes in Parklands Rd and
David Avenue. It substantially reduces sunlight to these homes
and removes privacy from many backyards.
To summarise: 1. This plan is inconsistent with the Ryde LEP Plan
2010 and there is NO public interest in approving it.
2. This plan is incompatible with the Ryde LEP Plan 2010 and is
out of character with the surrounding area.
3. This development would cause adverse impacts in relation to
traffic generation and has significant access constraints.
4. This proposed development would adversely impact the amenities
of the residents.
