Dear Sir/Madam,

 

Subject: Preferred Project report for proposed residential development with basement parking –

             5 Whiteside Street and 14-16 David Avenue, North Ryde (10_0165)

 

 

I am writing with respect to voicing my objections to the above proposal, for the following reasons.

 

  1. It is not in the public interest to have the proposed development in the area because it would be inconsistent with the provisions of the Ryde local Enviromental Plan 2010 and would adversely impact on the orderly development of land within the City of Ryde.

 

  1. The proposed development would be incompatible with the Ryde Local Environmental Plan 2010 R2 low density residential zone objectives and out of character with the surrounding residential area, especially considering that the natural barrier between two storey dwellings and multi level buildings is Epping Road.

 

  1. The proposed development would give considerable rise to traffic generation and access constraints that would detrimentally impact existing and future residents, and the local road network.

 

  1. The proposed development would adversely impact on the amenities of residents by way of noise and disturbance, traffic, overlooking and visual intrusion.

 

  1. Due to the extent of hard surface area proposed in the development it reduces the level of available free soil for absorsion, the run off of rainwater from this development will naturally head toward Shrimptons Creek which is already within a flood zone, and the additional water during heavy rain fall will not only be damaging to existing infrastructure, namely Epping Road and commercial buildings on the north side of Epping Road that are positioned adjacent to the creek. This creek also runs through some of the last remaining vestiges of the Sydney Blue Gum High Forest, altering the established flood patterns can only be determental to the landscape and therefore effecting these protected trees.
