REFER PREFERED PROJECT REPORT FOR RESIDENTIAL DEVELOPMENT WITH BASEMENT PARKING  AT 5 WHITSDIE ST AND 14-16 DAVID AVE NORTH RYDE [ 10-0165]

THE REASON I OPPOSE THE DEVELOPMENT ARE AS FOLLOWS

 

The proposal for the development at whiteside st and david ave at north ryde is totally wrong for the future of the southern side of epping road as the local planning was have the high rise on the northern side of epping road as per the ryde local government planning proposal see RYDE LOCAL ENVIRONMENTAL PLANNING 2010 R2.

 

The development will give rise to an already out of depth public transport service and an increase in traffic congestion on already overburdened lane cove and epping rds  the issue is also with the state roads proposal that has been on the books form the early 1950s for a country link rd coming from eastwood to join epping road at whiteside st . has the developer been advised the proposed rd has been removed from the statutes ? the water table has been altered when the overpass over lane cove rad was built 20 years ago

Has the developer had a hydraulic engineer look at the rise in the water table if there is an underground carpark installed ?

The access into the site as shown will impact the surrounding streets which with parking as it is now it is one way on most of the neighbouring streets this will only have an increase that will be felt further back on roads which are a major bus route that is kent road.

The impact on ryde city council will be increased with possible cuts to services such as senior citizens and library facilities also the

Garbage services are stretched as they are now with pickups in the areas now being done every night and early morning, council I think will only have to increase rates to an already higher rate than they are now

The visual impact is also greatly forgotten as is the impact on solar access for power grid returns and hot water services that will be overshadowed by such a height of the proposed building

 

I also agree with the whiteside action group response to the application also in addition to my personal objections as stated above
