Dear Sir / Madam

I wish to formally object once again to the new proposal made by the Proponent EGC. This is the third time EGC has revised its plans and is now seeking approval from the NSW Department of Planning and Infrastructure (DPI) for their Preferred Project Plan (May 2012) comprising 4 Buildings including one L Shaped 6 Storey building, one 2-3 storey and 2 X 2 storey building. 

In reviewing this new submission and the steps that EGC have taken to dates I cannot see how they have addressed the objections raised previously by myself in that;

1) The change of the lay out and numbers of the units does not address parking and traffic flow concerns. As yet there appears to be no specific action that EGC plan to take to address this issue. There appears to be a believe by EGC that others will address this issue rather that have an agreed solution in place. Placing the onus on Ryde Council to change the parking restrictions which were put in place to address other traffic issues caused by workers from the Optus campus. It is very unlikely that Ryde council who oppose this development would now change current parking restrictions. Traffic from this new proposed development will definately park in the surrounding streets and specifically in my street Parklands Road, outside the front of my property restricting visibility, raising issues of child safety and increased risk to pedestrians. 

2) This new proposal is in fact closer to the rear of my property and again raises issues of privacy in my property. As the lower levels have been moved closer to my rear fence, the raised stories will now have a clear view into my property. To address this I can see that there is a plan to put increased levels of tree screening. Because of the size of the trees, the close nature of the higher building this new plan will increase the shadow effect over my property and pool.

3) In this new proposal I cannot see that the RTA have yet to agree to how the residents will enter and exit the changed development. How can any development be approved with such a lack of clarity on a major objections by residents.

4) My property was purchased on the assumption that this area was zoned for low density residential development of no greater than two storeys. For this development to change that zoning it has to be of significant importance. This residential development does not meet the criteria of the initial submission. Therefore should not be approved.

5) EGC have no plans to develop this property as a company. They have purchased this land, are pushing for development approval and then plan to sell this development approval to the highest bidder. There disregard for the local residents can be clearly seen in the lack of consultation with the residents after the initial submission. This is now the third and it has become increasingly clear that EGC are just trying to get any development through. No one from the company has spoken with myself since the initial discussions nearly a year ago which clearly shows a lack of concern for local residents.

6) The pictures and documents that EGC present often leave me completely confused on how things will look after their plans would be after completion. The pictures just do not reflect the situation on the ground and this shows a completely lack of integrity in they are asking the PAC to make decisions with incorrect or misleading information. 

As I have said previously stated I am not against a development on this land it just needs to be in line with the original Ryde zoning requirements.

I am happy to talk my objections through with anyone should they wish to discuss further.
