Submission for MP10_0165 Concept Plan for residential redevelopment - Whiteside Street & David Avenue, North Ryde (10_0165)

We are writing this submission as an objection to the said development project.

We feel we are one of the residents most greatly affected by this proposed development but it is not just the matter of only our discomfort but also my neighbours living not only next to me but also those in surrounding streets.

We bought and moved to this house in 2009 attracted by the view, peace and tranquility able to be enjoyed just from sitting in the backyard, looking out and facing the horse & pony riding club/stable right over our back fence, as well as the view of Epping Road which in the evening can be quite attractive, lit up by car lights. All these sights and enjoyments and peace would be erased by this large building blocking out all sights sitting right over our fence as well as the mass of cars moving in and out everyday.
From the development plan, we can see that the exiting road from this proposed development project moves on 2 sides of our house - directly behind and to directly to the side of our house. We would also be subject to over 300 cars moving in and out everyday generating noise and dust directly into our home, creating an unpleasant and unhealthy living environment.
Due to the movement of so many vehicles, the vibrations created by them will over time create cracks in the walls and other essential foundations and components of the house. No family should be subject or prone to such an event happening to their homes.
Not only that, imagine the congestion of the surrounding streets due to not only residents vehicles, but the vehicles of their visitors. The surrounding streets are already packed with the vehicles of office workers from the opposite side of Epping Road and it is a nightmare to just think of the traffic and the parking problems to come. Also, in the instance that some residents of the new development project choose to park on Whiteside Street or David Avenue instead of their designated parking area (due to whim, or extra cars, or visitors), the congestion of the streets and roads would be unimaginable. In addition to that already in the morning and afternoon, many people, to and fro from work, who use Lane Cove Road on their vehicles, use our street and other streets as a means of a shortcut to move from Lane Cove Road to Epping Road or back to Epping Road. Maybe an improvement or solution to this problem could be by widening the road on Whiteside Street to allow for both entry and exit to the development site instead of using David Avenue.
All these will affect not only our quality of living but also the price of houses of not only our residence but those around us. To have this project be undergone at the expense of so many residents and citizens of Ryde is unthinkable.
Not only that, we have spoken to the workers of the company in charge of planning the development and even they have said that if it was their house being affected by this project, they would be outraged and also would object strongly to such a development and would definitely not have purchased the property in the first place.

However we are in favour of development of the residential site, as long as it abides by the current zoning  restrictions (low-density residential) by which all the current property owners abide by.

Honestly, I cannot completely convey not only the facts of the effects on our house and our family but also the emotions of anger, disbelief, shock and disappointment carried by such a project planted right into the backyard of not only our home but also the homes of other Ryde residents.
I think it is fair to say that not many, if not all, of the residents in the vicinity, including ourselves, would have imagined the thought of such a development to be placed right in our backyard and would also have reconsidered residing and buying in the area if we had known such a project.
I probably do not speak for only myself when I say I have lost sleep over this matter and the stress caused by it has been, to say the least, taxing on not only my body but also my emotions and thoughts and also those of my wife, sons and also my daughter-in-law.
We ask and urge the Department of Planning and Infrastructure to decline the approval of this development project on behalf of, even at the very least, the residents and citizens of Ryde as well as their families.

Regards sincerely,
